Velora provides furnished serviced apartments and property-management services in Egypt.
These Terms & Conditions (“T&Cs”) govern all reservations and stays booked through our website, third-party booking platforms, or directly with Velora (the “Site”).
By making a reservation, you confirm that:

You are at least 18 years old

You have the legal capacity to enter into a binding agreement

You have read, understood, and accepted these T&Cs in full
These T&Cs apply in addition to the Apartment’s internal rules (“House Rules”), which form an integral part of your stay.
1. Definitions

Client / You / Guest: A natural person aged 18 years or older making an individual reservation.

Apartment: Any Velora unit offered for short-term rental.
-
Reservation: A booking confirmed by Velora.
-
Basic Rate: The nightly or apartment rate displayed at the time of booking, including the services specified in the relevant listing.
2. Scope & Applicability
These T&Cs apply to individual short-term stays as described on each listing.
Group bookings or stays exceeding one calendar month require a separate written agreement with Velora. Please contact us via the email address provided on the Site.
Velora reserves the right to amend these T&Cs at any time.
The version published on the Site at the time of booking shall apply to that Reservation.
3. Booking & Confirmation

Reservations may be made online, through booking platforms, or directly with Velora.

Payment and acceptance of these T&Cs are required to confirm a Reservation.

For flexible rates, an advance payment and balance or payment schedule will be specified at booking.

For non-refundable rates, the full amount is charged at the time of booking.

A Reservation becomes binding once Velora issues a confirmation email and invoice.
4. Guest Identity, Registration & Legal Compliance

Guest identification: All guests and visitors intending to access or stay overnight must provide a valid passport or national ID prior to arrival via Velora’s pre-check process or designated contact email.

Authority registration: Velora may register guests or submit guest lists to relevant authorities or security services in accordance with Egyptian law.

Guests must cooperate fully and provide requested documentation promptly.

Failure to provide required documents may result in denied access or cancellation without refund.

Local regulations may vary by governorate or compound; Velora will comply with applicable rules and notify guests of any additional requirements.
5. Non-Married Couples & Unmarried Visitors
Velora applies the following policy in line with local regulations and property-specific House Rules:

Egyptian nationals: Proof of marriage (official marriage certificate or equivalent) is required if two Egyptian nationals wish to stay together in the same registered bed-space. Failure to provide proof may result in refusal of accommodation, requirement for separate rooms, or cancellation without refund.

Foreign nationals & mixed-nationality couples: Foreign guests are generally permitted to stay together where allowed by local law or building regulations, subject to passport presentation and registration requirements.

This policy reflects prevailing local authority practices and may be enforced even where application is inconsistent.
6. Visitors & Overnight Stays

A visitor is any person not listed on the confirmed Reservation.
-
All visitors must be approved in advance and provide valid identification before entering the Apartment or building.

Overnight stays by visitors are strictly prohibited unless registered in advance and any applicable fees or deposits are paid.

Exceeding maximum occupancy may result in additional charges, denied access, or immediate termination of the stay without refund.
7. Rates, Taxes & Fees

The Basic Rate includes only the services specified in the listing.

Applicable taxes, tourist fees, or municipal charges will be displayed at booking or charged separately where required by law.

Velora reserves the right to adjust prices to reflect regulatory or tax changes, applied prospectively in accordance with applicable laws.
8. Payment & Security Deposit

Accepted payment methods are shown at booking.

A valid payment card is required to secure the Reservation.
-
A security deposit may be required to cover damages, missing items, excessive cleaning, or unpaid charges.
-
Deposits are released after check-out, less any applicable deductions. Bank processing times may vary.
9. Check-In, Check-Out & Access

Check-in: From 15:00 local time
-
Check-out: By 11:00 local time on the departure date

Early check-in or late check-out is subject to availability and may incur additional fees.
-
Access is provided via keys or digital codes, which are valid only for the reserved period.
10. Housekeeping & Inventory
-
Cleaning frequency and linen/towel provisions are as stated in the listing.
-
Additional cleaning or replacement costs due to excessive dirt, damage, or missing items may be charged.
-
Guests must report any damage or missing inventory immediately upon discovery.
11. Occupancy, Conduct & Prohibited Activities
-
Maximum occupancy limits must be respected at all times.
-
Parties, events, commercial use, prostitution, illegal activities, and use or trade of controlled substances are strictly prohibited.

Noise disturbances, disorderly conduct, or violation of House Rules may result in warnings, fines, eviction, or termination of the stay without refund.

Noise-monitoring devices may be used in some apartments to prevent disturbance.
12. Pets
-
Pets are permitted only where explicitly stated in the listing.
-
Assistance or guide dogs are accepted with prior notice and documentation.
-
Guests are responsible for any damage or additional cleaning caused by pets.
13. Liability & Force Majeure
-
Velora is not responsible for loss, theft, or damage of personal belongings.
-
Velora shall not be liable for events beyond its reasonable control (force majeure).
-
Velora’s liability for proven direct damages is limited to the amount paid for the affected portion of the stay, except in cases of gross negligence or willful misconduct.
14. Cancellation & No-Show

Cancellation policies (flexible, non-refundable, or otherwise) are specified at the time of booking.
-
No-shows are non-refundable unless explicitly stated otherwise.
-
Any modification treated as a cancellation will be subject to the applicable policy.
15. Complaints & Dispute Resolution
-
Any issue during your stay must be reported immediately using the contact details provided in your confirmation.
-
Post-stay complaints must be submitted within 90 days of check-out and include the reservation number, stay dates, and supporting evidence.

Velora will attempt to resolve disputes amicably before any legal action.
16. Data Protection & Privacy

Velora collects and processes personal data for booking management, legal compliance, security, and guest registration.
-
Personal data is handled in accordance with Velora’s Privacy Policy published on the Site.

By booking, you consent to identity verification and registration with authorities where required.
17. Governing Law & Jurisdiction
These T&Cs are governed by the laws of the Arab Republic of Egypt.
Any disputes shall be subject to the exclusive jurisdiction of the competent Egyptian courts, unless otherwise agreed.
